Jonathan has spent his career in multifamily operations, most recently in senior leadership at Cortland, where he carried P&L for a $20.9B portfolio and the $2B management business behind it: 250-plus assets, 13 states, 1,600 people. He grew that firm from under 8,000 units to more than 82,000 in ten years, lifting NOI margin from 4% to 24% along the way.
He did it by rebuilding the platform instead of adding headcount: centers of excellence for marketing, revenue management, asset management, and FP&A; centralized leasing, screening, and delinquency; work brought back in-house that had been outsourced. The firm ranked #1 in the industry for customer reputation and service in three of four years, and he was the global winner of IREM's Individual Excellence Award. He has also led operations through multiple portfolio acquisitions, which is the part most relevant here, he has been on the integration side of a deal, repeatedly.
Before real estate, Jonathan spent six and a half years in military psychiatry. It taught him what trust is worth and how much listening changes an outcome. His view of the business follows from it: real estate is won or lost on site, so the platform exists to put leverage in the hands of the people standing on the property, not to move decisions away from them.
